A roof replacement in Ontario typically costs $9,000 to $18,000 for asphalt shingles on an average detached home, and $20,000 to $40,000 for standing-seam metal. Price is driven by roof area, pitch, the number of layers being torn off, and how much rotten sheathing is found underneath.
Roofing is quoted by area, and roof area is always larger than the footprint of the house because of the pitch. A 1,600 square foot bungalow can easily have 2,000 square feet of roof. Steeper roofs cost more per square foot as well, because the crew works slower and needs staging.
