Bathroom renovation cost by type in Ontario

Bathrooms vary more by type than by square footage. A tiny powder room can cost as much per square foot as a spa ensuite because the fixtures and waterproofing are similar. Here is what to expect by room type in the 2026 Ontario market.

What affects the cost of a bathroom renovation?

Bathrooms are small but complex. These factors move the price the most:

  • Tile and waterproofing. Tile area, tile grade, and a proper waterproofing system are the biggest cost and the most important part of a bathroom that lasts.
  • Moving fixtures. Relocating the toilet, tub, or shower drain means opening the floor and re-running plumbing.
  • Shower type. A standard tub-shower is the most economical. Curbless and frameless-glass showers cost more in labour and glass.
  • Fixtures and vanity. A freestanding tub, double vanity, and premium faucets add up quickly.
  • Heated floors and ventilation. In-floor heating and a good exhaust fan are worth it in the Ontario climate but add to the budget.
Do not skimp on waterproofing. It is the one part you never see and the one that causes the most expensive failures. In our bathrooms, the waterproofing membrane and sloping are done properly before a single tile goes up.

Do you need a permit for a bathroom renovation in Ontario?

Swapping a vanity, toilet, or tile like-for-like usually does not need a permit. You will need permits when the work adds or relocates plumbing or electrical. Electrical work falls under the ESA, and new or moved plumbing typically needs a plumbing permit from your municipality. We handle these as part of the project.

How long does a bathroom renovation take?

A typical Ontario bathroom renovation takes three to six weeks on site. Waterproofing and tile need proper cure and set time that cannot be rushed, which is a large part of the schedule. Ordering vanities, tile, and glass ahead of time keeps everything moving.

How to get a great bathroom for less

  1. Keep the toilet, tub, and shower in their current spots to avoid re-plumbing.
  2. Use a large-format porcelain tile to cut grout lines, cleaning, and labour.
  3. Spend on the shower and the vanity, and save on decorative extras.
  4. Bundle a bathroom with another project to share mobilization and trade costs.

Frequently asked questions

How much does a small bathroom renovation cost in Ontario?

A small full bathroom renovation in Ontario usually costs $12,000 to $20,000, and a powder room runs $6,000 to $12,000. Keeping the existing layout and using standard-size tile keeps costs at the lower end.

How long does a bathroom renovation take?

Most bathroom renovations in Ontario take three to six weeks on site. Waterproofing, tile setting, and grout curing cannot be rushed, which sets the minimum schedule.

Is a curbless or walk-in shower more expensive?

Yes. A curbless walk-in shower needs extra floor framing, a linear drain, and full waterproofing, so it usually costs 20 to 40 percent more than a standard tub-shower, but the floor runs level into the shower and it is more accessible.

Do bathroom renovations add value in Ontario?

Yes. Updated bathrooms are one of the strongest resale features in Ontario and typically recover 50 to 70 percent of their cost, while making the home far more appealing to buyers.

Can you renovate a bathroom without moving the plumbing?

Absolutely, and it is the best way to control cost. Keeping the toilet, tub, and shower drains in place avoids opening the floor and re-running lines, which is one of the more expensive parts of a bathroom.
